Outdoor Lighting Installation: What Homeowners Should Know

Good outdoor lighting does three things at once: it makes your home look better, it makes it safer, and it makes your yard usable after dark. Whether you are thinking about pathway lights, a floodlight over the garage, or a full landscape lighting system, the planning decisions you make upfront have a big impact on the final result.

Here is what every homeowner should know before starting an outdoor lighting project.

Low-Voltage vs. Line-Voltage: Know the Difference

Most outdoor lighting falls into one of two categories, and they are not interchangeable.

Low-voltage lighting (typically 12V) is what you see in most landscape lighting kits — pathway lights, garden spotlights, deck rail lights. It runs off a transformer that plugs into a standard outdoor outlet. Low-voltage systems are relatively DIY-friendly for basic installations, though a licensed electrician should install the transformer outlet if one does not already exist in the right location.

Line-voltage lighting (120V) is standard household current. This is what powers floodlights, security lights, post lights, and any fixture mounted to the house itself. Line-voltage outdoor work always requires a licensed electrician and a permit in Massachusetts. The wiring must be rated for outdoor and underground use, connections must be made in weatherproof boxes, and the circuits must be GFCI-protected.

If you are not sure which type you need, the answer is usually: anything mounted to the structure of your home or buried underground is line-voltage work.

Plan for GFCI Protection

Every outdoor outlet and outdoor lighting circuit is required by the National Electrical Code to have GFCI protection. GFCI (Ground Fault Circuit Interrupter) protection cuts power instantly if the circuit detects a ground fault — critical in wet outdoor conditions.

If your existing outdoor outlets do not have GFCI protection (the outlets with the "Test" and "Reset" buttons, or a GFCI breaker in your panel), that needs to be corrected before any new outdoor lighting is added to those circuits.

Think About Conduit and Burial Depth

Wiring that runs underground to a post light, driveway fixture, or detached garage has specific requirements for how deep it must be buried and what type of conduit or cable is required. In Massachusetts:

  • Direct-burial cable (UF-B) must be buried at least 24 inches deep
  • Wiring in conduit can be buried at 6 inches (PVC conduit) or 12 inches (rigid metal conduit)
  • Wiring under a driveway or concrete slab has additional requirements

Getting this wrong means digging it all up later. A licensed electrician will know the right approach for your specific installation.

Motion Sensors and Smart Controls Add Real Value

If security is part of your goal, motion-activated floodlights are one of the most cost-effective upgrades you can make. Modern LED security lights with built-in motion sensors are bright, energy-efficient, and can be adjusted for sensitivity and duration.

Smart outdoor lighting — controllable via app or voice assistant — is increasingly popular and straightforward to install when the wiring is done right. Timers, dusk-to-dawn sensors, and dimming controls are all options worth discussing with your electrician before the work starts, since adding them later often means reopening walls or conduit runs.

LED Is the Right Choice for Outdoor Fixtures

If you are replacing existing outdoor fixtures or adding new ones, LED is the clear choice. Outdoor fixtures are exposed to temperature swings, moisture, and UV — conditions that shorten the life of incandescent and halogen bulbs significantly. Quality outdoor LED fixtures are rated for 25,000–50,000 hours and handle New England winters without issue.

Look for fixtures with an IP65 or higher weatherproof rating for anything exposed to rain or snow.

What Requires a Permit in Massachusetts

In Massachusetts, any new electrical circuit — including outdoor lighting circuits — requires a permit and inspection. This applies to:

  • Adding a new outdoor outlet or circuit
  • Installing line-voltage landscape lighting
  • Running underground wiring to a detached structure
  • Adding a subpanel in a garage or outbuilding

Work done without a permit can create problems when you sell your home and may not be covered by your homeowner's insurance. A licensed electrician pulls the permit, does the work to code, and the job gets inspected — that is the right process.

How to Plan Your Outdoor Lighting Project

Before calling an electrician, it helps to have a rough idea of what you want:

  • Where do you want light? Entryways, pathways, the driveway, the garage, the back patio, garden beds?
  • What is the purpose? Security, ambiance, safety, or all three?
  • Do you have existing outdoor outlets? If so, where are they located?
  • Do you want controls? Timers, motion sensors, smart switches, or dusk-to-dawn?

A good electrician will walk the property with you, identify what existing infrastructure can be used, and give you a clear picture of what the work involves before any digging starts.
